Search Properties


Once we have determined the properties to suit your requirements, viewings will be arranged at a time convenient to you (this includes early evenings and Saturdays). You will be accompanied by a member of staff who can give advice and answer any queries you may have.

Reserving the Property

When you have decided on a property, we will ask you to pay a Tenancy Set Up fee of £180 per adult to reserve the property, pending landlord’s approval and completion of referencing paperwork. This fee also covers all credit checks and references.

The property will then be taken off the market pending landlord’s approval and satisfactory references.

This deposit is non-refundable if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

Moving In Costs

Prior to moving in we require one month's rent in advance, a minimum of one month’s rent to be held as a tenancy deposit (some landlords require a larger deposit, we will let you know if that applies to you), this must be paid in cleared funds before your tenancy can begin.


A member of staff will accompany you to the property, hand over keys and read meters (we notify utilities and council tax) and provide you with a schedule of the property condition for you to sign and return within 7 days.

We also give you an information sheet, detailing to the best of our knowledge, the whereabouts and operation of the gas, electric, water and heating installations.

At this time you will be provided with bank details for rent payment and contact information for assistance.

Please be assured that our aim is to make your time in the property as comfortable and happy as possible.

Fees to Tenants


Set up fee (tenant’s share) £180.00 (inc VAT) per tenant
Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional Tenant Fee £180.00 (inc VAT) per tenant
Processing the application, associated paperwork and referencing

Guarantor Fee £60.00 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee £60.00 (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Accompanied Check-in Fee £60.00 (inc VAT)
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Pet Deposit Returnable additional Security Deposit of equivalent to two weeks rent.
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)


Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Late rent letters £30.00 (in VAT) per letter sent relating to late or nonpayment of rent
